You can participate in several different ways: as a capital
investor, or as a guarantor of the note, or as the individual owner for the final
sale in 5-7 years. Each type of
participation has its own compensation schedule and profit potential
By using various acquisition strategies available today such as leverage, qualified borrowers, hard money, cash purchases, flips (short term) and long term holds we may able to obtain an estimated return on investment of greater than 20% per year when returns are averaged over the hold period of 5-7 years. These and other strategies allow us to obtain a maximum return on invested funds per investor.
Here is what you can expect from your participation as a passive investor:
o As a capital investor,
· you will receive a guaranteed, interest-only payment of 6% annually on your investment; paid monthly. For example, if you invest $50,000 then you will get a guaranteed payment (cash flow) of $250 per month until principal is returned to you upon final sale of properties in 5-7 years, as the market allows.
· you will receive 30% of the NET profits on the back-end from the sale or refinance of the property at the end of the investment period (long hold).
o As a loan qualifier (guarantor) for the take-out loan that frees the initial money used to acquire the home, you will be paid $2,500 upfront at close of escrow, and another 5% on the back-end from the sale of the home at the end of the investment period.
o We will provide a professional management and maintenance team who will provide all operational support, oversight for each property, investment fund administration, and monthly financial statements. This management team will use income from the property to pay all operating expenses, debt service including reserves, administration fees and management fees. We are so confident in our business model because of our track record that you can expect no cash calls during this hold period.
